What is Zoning?

Zoning is a means of dividing land into areas designated for different land uses and densities including the dimensions, siting and size of buildings and structures. Zoning regulates the shape, dimensions and area including the establishment of minimum and maximum sizes of parcels of land that may be created by subdivision.

Zoning provisions are compiled in a zoning bylaw which includes regulations applicable to each zone. Different areas may be subject to different zoning bylaws. If you would like to know what your property is zoned please contact Planning Services, we are available to answer your questions and assist you in interpreting the zoning bylaw.

*Please note, TNRD zoning bylaws apply to all unincorporated Electoral Areas of the TNRD including Crown land. We work on a contractual basis for the District’s of Barriere and Clearwater. For zoning information for all other incorporated municipalities within the TNRD, please contact the City, District or Village Office directly.

TNRD Zoning Bylaw 940

The Thompson-Nicola Regional District Bylaw 940 has been enacted for the purpose of regulating land use and development within the Electoral Areas of the Regional District.

Sun Peaks Zoning Bylaw 1400

The Thompson-Nicola Regional District Bylaw 1400 has been enacted for the purpose of regulating land use and development within the Sun Peaks Resort Area.

Barriere Zoning Bylaw 0008

Development Services including Planning, Building Inspection and Bylaw Enforcement are provided by contract through the Thompson Nicola Regional District. District of Barriere Zoning Bylaw 0008 is amended and maintained by the District through the Mayor and Council.

Clearwater Zoning Bylaw 0940

Development Services including Planning, Building Inspection and Bylaw Enforcement are provided by contract through the Thompson Nicola Regional District. District of Clearwater Zoning Bylaw 0940 is amended and maintained by the District through the Mayor and Council.
